hm.. dah lama tak sambung kisah perjalanan bakal pelabur hartanah baru, kak as. Boleh baca artikel sebelum ni di sini. A quick recap. Kak As dah tgk 2 rumah. satu di USJ16 apartment sri tanjung. satu lagi di pangsapuri Ilham, U1, Shah Alam. Dah malam, kami dinner dan balik tidur. Beberapa hari selepas itu, saya ajar lagi kak as untuk cari rumah nak tgk. saya minta dia cari iklan rumah utk dijual dan bg beberapa tips utk tahu macamana nak shortlistkan rumah yg bagus dan yang mana tidak. Jika rumah tu bagus dan berpotensi, baru lah kak ana kena call tuan rumah / agent yg iklankan tu utk buat appointment. Nampak Kak As cepat belajar. Ada dalam 7-8 list unit apartment yang bagus rental yieldnya dalam senarai. yes, saya minta beliau senaraikan maklumat terperinci semua apartment yang dia set appointment tu siap dgn nama agent/owner dan tarikh appointment. Set semuanya pada hari ahad supaya kami boleh buat property marathon. hohoho..... Ahad yang indah, saya bergegas pulang ke KL dari pahan...

Mandarina Court

I got an info from a developer salesperson saying that there are limited units for sale in Mandarina court at Taman Connought. Leasehold. The apartment is ready with CF. all available units are of 780sqft.. 3 bedrooms and 2 bathrooms. The price range from RM 192k- 220k depending on which floor it is located. The developer for the project is IJM, a reputable developer. Hiow good it is? looking at thelocation itself, it is good location. there are UCSI nearby. Taman Connought also have a very high population. so the demand to stay is not to be doubt. It is just, how high the rental rate will be? surely not a negative cashflow.. but how positive it is? i realise the property price has been increasing from time to time as the development progress increasing too.. a normal scenario for a new development property. Booking is 2%. upon signing s&p, you need to pay the rest 8% deposit. no discount anymore available.. whether bumi discount or late bird.. nothing. huhuhuhu more discussion, r...
