the domain neocyber

after 2 weeks of thinking time, mazni and I have made our decision. we mutually agree to buy the domain neocyber as our first partnership project. the domain neocyber is the only serviced apartment in cyberjaya. developed by emkay, under laketown sdn bhd. it is actually a completed apartment. ready with CF. freehold. there are 3 types of layout. type A: 750 sqft - 3 bedrooms, 2 bathrooms type B: 550 sqft - 1 bedroom, 1 bathroom type C : 575 sqft - duplex studio apartment the available units are for type A only. type B and C are sold out before the completion. some of the units available are already with tenancy. but i picked the one without tenancy. price for the type A: 229k - 23xk discount : 5% = 11.5k - for the unit without tenancy. so, I need to prepare the deposit of the remaining 5%. but for units with tenancy, the discount is only 3% it is good for owners who do not have time to find a tenant. maintenace for the type A is rm150 which translate to 20 cents...

Tahniah Prof Emeritus Datuk Dr Shad

Boleh saya keluar dr topic hartanah sebentar? Saya ingin merakamkan setinggi-tinggi ucapan tahniah dan dengan penuh rasa bangga kepada lecturer saya, Prof Dr Shad Saleem Faruqi yang telah dianugerahkan pingat Panglima Jasa Negara (PJN) yang membawa gelaran Datuk pada hari Sabtu yang lepas. Selain itu, Prof juga kini telah dianugerahkan sebagai Professor Emeritus oleh UiTM. sekali lagi tahniah, prof! Prof Emeritus Datuk Dr Shad atau yg lebih mesra selama ini kami panggil prof shad adalah lecturer constitutional law 1 dan constitutional law 2 saya. Pengetahuan, pengalaman dan kepakaran beliau memang sangat hebat. Namun beliau bukan seorang yang membangga diri. Beliau sentiasa tersenyum dan kelas sangat happening bila lecture diselangi dengan lawak2 beliau. Beliau juga seorang lecturer yang sangat considerate. Anda boleh membaca profile Prof Shad ini di si ni. Kami doakan Prof terus berjaya dan terus menyumbang jasa bakti kepada bidang perundangan negara kita. Jangan gentar ata...

typical dilemma

have you come across a situation whereby u found one property really attract you meet all the pros you want and your gut feeling said, this is the one but suddenly when you nearly place the booking or just after you place a booking another property come with the same pros but maybe from different block or different location or from the same project but just different unit? what will u do? pick only one your gut says is the best? or pick the one with the most discount and freebies? or buy both of them? or none? (the second last option is only available if you have big capital.. otherwise, no hope la..hehe) i experienced it once. i booked one townhouse but the day after, i found a sub sale unit of long-awaited apartment cannot afford two purchase at the same time (i always think i can afford, but it's bank's valuation of my loan affordability that matters..) so, i picked the apartment luckily the booking fee is refundable. and now, i experience it again...

jutawan ekstreme

ingat tak saya pernah bagitahu dalam banyak2 buku azizi ali, buku jutawan ekstrem paling saya suka. ada dua sebab. sebab pertama, saya tak beli buku tu. hadiah harijadi. thn 2006. sebab kedua adalah sebab isi kandungannya mengubah sebahagian besar hidup saya. buku ini merupakan versi bahasa melayu kepada buku mXe! (eh, kebetulan pula.. buku mXe pun saya dpt secara hadiah percuma semasa menghadiri seminar en azizi. nampaknya saya memiliki kedua2 versi buku tanpa mengeluarkan wang sendiri. bagusnya..) hm.. buku jutawan ekstrem berbeza dari buku2 lain. azizi mengajar kita tentg persepsi yang benar tentang wang, mengajar kita mengejar impian dan hidup secara ekstrem.. ekstrem mengejar impian dan wang akan mengikut kita. dia memperkenalkan 5 kunci asas kepada kehidupan yang berjaya dan juga untuk menjadi jutawan ekstreme. kunci ketiga yg amat terkesan. iaitu ikut impian anda. biasanya kita bangun pagi untuk pergi ke kerja dengan mood yg cukup malas. apatah lagi p...

Flora damansara's electricity cut

i am so surprised to read an article from yesterday's NST (2 june 2009) "One pain after another for Flora Damansara residents" The article reported that on 1 June 2009, the electricity supply for Block H Flora Damansara has been cut due to the management failed to pay the outstanding bill of rm700k. rm97k of the billing is contributed from the block itself. what most shocking me that the utility disturbance is not the first time. somewhere in march this year, the water supply has been cut by syabas. there was unpaid outstanding bill amount of rm400k. wow! how much water they have been using unpaid until reach this amount! at that time, the management company was allied group properties. the failure then caused the management company to be replaced by the current one. but the water cut still happen a couple of days ago it is reconnected when the new management company paid part of the payment, a sum of rm135k. Thinking of Flora damansara was in my wish list...

jualan hartanah pkns dan kasturi idaman

ni episod kedua kisah lawatan saya, adik saya dan kak jue ke jualan hartanah pkns ahad baru-baru ni. selepas ke booth mutiara anggerik, saya dan kak jue mencari booth apartment kasturi idaman pula. apartment ni terletak di seksyen 8 kota damansara. dibangunkan sendiri oleh pkns. pada mulanya saya mendapat tahu tentang jualan pkns ni, saya rasa memang tak berminat nak ambil tahu lebih lanjut tentang apartment ni. sbb saya rs ia overpriced di lokasi yang sudah hampir dengan sungai buloh. dulu saya kerja tak jauh dr kawasan tu. so, agak familiar jugak la.. tapi oleh kerana review hartanah ni keluar kat berita harian minggu lepas, saya mula tertarik. bila baca artikel tu, rasa macam ok pulak.. tu sebab saya tekad nak survey projek ni. untuk projek2 pkns, semua booth terletak di dalam satu kawasan. share promoter.. ada 3 orang yg sangat peramah. bila saya bgtau saya nak maklumat lanjut berkenaan apartment ni, mereka suruh saya ke pejabat pkns di kota damansara terus. dek...
